Residential Code

By state law, “The Residential Code of Ohio for One, Two, and Three-Family Dwellings” will be the residential code in Ohio effective May 27, 2006.  In the jurisdiction of the Lucas County Building Regulations Department enforcement will commence on Tuesday May 30, 2006.

The new residential code is based primarily on the Ohio Building Officials' Residential Code of Ohio for ONe, Two and Three-Family Dwellings, 2004 edition.  This is the code currently used by all inspection departments in NW Ohio.  The most significant difference found in the new code is the requirement for construction documents that are to be submitted for plan approval.  Summary of what is required includes:

  • Detailed site plans
  • Complete floor plans
  • Exterior wall envelope details
  • Building section details
  • Complete structural description of building, including size and location of all structural members
  • Fire-ratings, if appropriate
  • Detailed system descriptions of mechanical, plumbing and electrical installations
  • Fire Protection drawings, if appropriate
  • Additional information as may be needed for plan review/approval

Mechanical, plumbing and electrical contractors will need to coordinate with Builders so that only complete sets of construction drawings are submitted for review.
